We currently live in the city in southern VA…were moving to northern VA and looking at places with land. Most of the home have a septic system. How much should it cost to get it inspected. Also do you happen to know what a inspection on a well should run?

Twylight, why don’t you direct your inspection cost inquiry to actual inspectors in your area that we get an accurate going rate? It’s really easy to do, too.

Question Asked by Kat: If a septic tank did not pass an inspection, what could cause that, and does the tank need replacing always?
Buying a new home and the home-to-be’s septic tank inspection did not pass. What kind of problem could it be? Does that mean that the septic tank automatically needs replacing, or could it be a small fixable problem? The sellers are paying for it anyway, but just wondering.

One of the most common problems is that the tank is cracked and leaking. Then it will require a permit to replace it, and of course, that will require a back hoe/excavator.

Be sure that there are no leaks in the pipes.

was the septic tank overflowing. if you see the dirk that looks like black dirt that means that the tank overflowed or there is a crack somewhere in the tank and it has been leaking.

It could be any one or more of several things. It doesn’t necessarily mean the tank needs replaced. Depending on your local code, it could be too small for the number of bedrooms, it could be too close to the house, the soil pipe could be the wrong size or the wrong slope, the drain field may be too short or needs more lines…..there are many possibilities. It could be a simple inexpensive fix, or it could be a costly one.

Old septic tanks are maintainable, perhaps it needs to be pumped, or a few repairs are needed on the pipes that lead into it, or the pipes that lead out of it and into the leach field. Or perhaps the leach field is what is failing the system- a leach field is where the grey water goes to get absorbed into the ground and thus evaporate. Old fields become clogged with compacted dirt and don’t ‘perk’ anymore.

There’s really a wide range of problems a septic system could have, probably one of the above mentioned.

It could be anything, you might want to talk to the inspector and ask what was wrong with it and what needs to be done to fix it. Make sure it is fixed correctly or you may end up paying the price down the road.
